Property maintenance and holiday let repairs
One number for owners and agents who don't want five different tradesmen's numbers.
Cornwall runs on holiday lets, and holiday lets break at the worst possible moment — usually eleven o'clock on a changeover Friday with guests due at four. We cover repairs, callouts and planned upkeep for holiday lets, rental properties and second homes across the county, and we report back to the owner or agent after every single visit.
What we cover
Changeover-day callouts
Boiler out, shower not draining, hob dead, door lock jammed, leak under the sink. The jobs that have to be sorted before the next guests arrive, not next Tuesday.
Scheduled maintenance visits
Planned checks between seasons so the small stuff gets caught before it becomes a bad review. Especially worth it on properties you don't live near.
General repairs
Plumbing, electrics, carpentry, decorating, tiling, damp and general making-good, handled by trades who do this for a living.
Reporting after every visit
Photos and a plain-English note on what was wrong, what we did and anything we spotted that'll need doing later. Forward it straight to the owner if you're an agent.
Why owners and agents use us
- One point of contact instead of chasing five trades
- We understand changeover timings and work around them
- Fully insured, with right-to-work checked people
- Photo reports you can forward straight to an owner
- Access to the same trades bench we supply to building sites
- Newquay based — we're actually in the county, not routing you through a national call centre
Who we work for
Holiday let owners
Especially owners who live up country and need someone in Cornwall they can trust to let themselves in and deal with it properly.
Letting and management agents
Overflow capacity in peak season, or a standing maintenance contact across a portfolio.
Landlords
Repairs, safety works and turnaround between tenancies on residential rentals.
Second home owners
Winter checks, storm damage, and the jobs that pile up while a property sits empty.
Trades we supply
If it's needed on a construction site or in a property, we've got it covered or we'll find it.
Common questions
How fast can you get to an emergency callout?
It depends where the property is and what time of year. Around Newquay, Padstow, Wadebridge, Truro and St Austell we can often be there same day in season. Further west or on the north-east coast, ring us early and we'll be straight with you about timings.
Do you hold keys or work with key safes?
Yes. Most of our holiday let work runs off key safes or a code from the agent. We'll agree access arrangements with you in writing before the first visit.
Can you handle a portfolio rather than a single property?
Yes. If you're an agent or you own several properties, a standing arrangement works better for everyone — we get to know the properties and their quirks, and you get quicker turnarounds.
Do you do gas and electrical safety certificates?
We can arrange qualified people for gas and electrical work through the same bench. Tell us what certification you need and we'll confirm what we can cover.
Is there a callout charge?
We'll quote per job rather than surprise you. For ongoing arrangements we'll agree rates up front so there's nothing to argue about later.
Areas we cover
We work the whole county. These are the areas we are in most often — if your job is somewhere else in Cornwall, ring us anyway.
Tell us what you need
Call either of us directly, or email the job details and we'll come back to you.
